170 acres featuring 3,644 feet of waterfront on an 82 acre state owned lake. There are only a total of 5 houses on the lake as this the last privately owned parcel of building land available here with the balance of the shoreline being Natchaug State Forest. Maps do not show the states' most recent purchase of the neighboring 57.5 acres at $10,000 per acre which adjoins a sizable tract of the 12,000 acre Natchaug State Forest.

This parcel for sale now abuts the state forest on both the south and east sides. With good swimming and an 8 mile per hour boating speed limit, the 14 foot deep Bass Management Lake is also part of the Willimantic Watershed and is used for drinking water further downstream at Mansfield Hollow.

The property is located about 12 minutes east of the University of Connecticut. Ashford shares the school system with Storrs/Mansfield and the high school abuts the UCONN campus.

The land has about 500 feet of road frontage on Kennerson Reservoir Road with all but about one acre being in Ashford. This parcel does not require any subdivision application or approval to be split into two parcels and the owner would consider selling half. Also, the director of the state's Heritage Trust acquisition program in the past has indicated to me in the past that the state would be interested in this property as they prioritize land that already abuts existing state forests as well as waterfront. However the process is lengthy and I'm not sure how robust the present budget is for such acquisitions.

For future reference, I have previously helped in advising owners regarding such sales, such as in one case where two partners each retained 10 acres for themselves for a parcel in nearby Woodstock and sold the 150+ acre balance to the state. Asking price here is just over $5,000 per acre.
