If one is coming from the west or I-84, this property boundary starts right where the pavement ends on Rindge Rd in Union. This property is abutted on the east by land owned by the Wyndham Land Trust nature preserve, while Union to the west only has a population of 660 because the majority ownership of the town's land mass is CT State Forest and Yale University Forest conservatorship.

There are thousands of acres of Yale Forest 1 minute from the property. This is an area where people know each other and look out for each other. For Outdoor enthusiasts there is swimming, fishing, boating, hiking, cross country skiing, etc. at numerous locations within a 1 to 4 minute drive such as Union's Bigelow Hollow State Park (Mashapaug Lake- hands down the best swimming in the entire region, plus the all time state record Largemouth Bass and former state record Brown Trout impoundment), Black Pond in Woodstock (state record Yellow Perch, state stocked trout), as well as nearby Lost Pond and Morse Meadow Pond (Yale Forest ownership). Within 0 to 3 minutes every stream has trout. Bigelow Brook to the west is the largest and most well known trout fishery for miles. It and the Still River to the southeast on Rtes 171 and 198 are state stocked. Herindeen Brook to the north on Rte 197 has native Brookies. Even the tiny Lost Pond Brook (100 yards from the property) that appears to practically dry up in summer harbors delicious pan sized Brookies.

Due to optimum climate and food supply an abundance of hunting permits are issued for both State and Yale Forests to prevent area deer and turkey populations from getting out of control.

The sparsely traveled back roads, especially to the south winding through Eastford, Ashford along further Yale Forest holdings, offer terrific scenic biking. The closest horse stables are Windswept Acres, about 90 seconds away on Old Turnpike Rd, Woodstock.

For your guests there are two campgrounds within minutes, or, area Bed Breakfasts. For essentials, Stoggy Hollow General Store and restaurant is a few minutes around the corner down Rte 198. For the serious shopper, the largest shopping complex in the state of CT, The Shops at Buckland Hills in Manchester, is an easy interstate ½ hour drive away. Two other malls that are a fraction of the size of Buckland are a similar distance; the Auburn Mall in Auburn MA, and the Eastbrook Mall in Willimantic.

Area Education: Woodstock has its own elementary and middle schools. Woodstock Academy is the regional high school for Woodstock, Pomfret and Eastford. Certain students from Union and Brooklyn who by preference chose Woodstock Academy over the high school their town offers can attend provided they furnish their own transportation. One noticeable trend is for home buyers from neighboring communities like Southbridge or Webster MA, or, Putnam and Danielson, to seek Woodstock as a place of residence specifically for the school system.

Whether it be by top national ranking in Harvard Magazine, or as a feature story on ABC's 20/20 Magazine television series, the area's private schools come highly acclaimed. They are: The Hyde School in Woodstock, The Pomfret School and the Rectory School in neighboring Pomfret (high school and junior high school levels), and, Marinapolis School in neighboring Thompson.

For area colleges, one hour or less access to multiple metro areas including Springfield and Providence creates many opportunities. But for CT residents, it's pretty tough to beat the value relative to price and quality of education of the University of Connecticut. As one who has had tuition costs slashed to less than half after having a child transfer from two years at Western New England College in Springfield to UCONN, we can offer one piece of advice: Since UCONN is less than 25 minutes away, one might want to think twice about paying for room and board there if the kid is going to keep showing up back at home!
