The dry building area is narrow and runs along the road with wetlands in the rear. The lot is quite wide with 468 feet of road frontage. This 3 lot subdivision with perc, A-2 survey, topo and USGS soils overlay mapping was approved by the town in 1986.

Building approval will require a new perc (should be fine) and wetlands delineation. The proposed building site will likely encroach upon the regulated wetlands buffer zone distance which means any proposed site plan would need Inland Wetlands Commission approval for a building permit (any construction in the buffer area is regulated and requires review). Also the zoning street setback distance for homes is now 75 feet instead of the old 40 feet.

With homes now on the other 2 lots, in 2002 the proposed engineered house site plan on the 1.4 acre lot (house # 247) required wetlands commission approval as well a variance from the Zoning Board of Appeals for the house setback because to keep the home a suitable distance away from wetlands the plan proposed that the house be set back only 50 feet from the road. One cannot also interfere with a storm water culvert and ditch that carries the water out to the wetlands on this lot (easement in favor of the town).

To locate this lot, from the South Woodstock Town Green at Rtes 169/171, head north on Roseland Park Rd. On the right (east side) just after the entrance to Roseland Park and Arvidson Rd on the left are houses #247 and #253, immediately followed by this lot.
