This program is quite simple and does not require any appreciation from the real estate market: The investor (you) purchases a modular home that is delivered to a site where we finish the home to the extent that it can be shown as a model and resold to a consumer. It will be weather tight finished with electric service working so it can be manned as a sales office, but set on blocks without plumbing making it available for resale. You remain the owner of the model which was acquired at our wholesale cost until it is resold.
8% interest only will be paid monthly to the investor as we lease the building. We are responsible for all finish work, maintenance, utilities and insurance. For example, on a $65,000 typical investment, 8% annual interest is $5,200, which payable monthly is $433. The remaining 3% return ($1,950 per year) would be payable upon resale of the model to a consumer. The idea is similar to construction sites or developments that utilize mobile sales office buildings, with the exception that the modular model will be superior in condition and also will likely appraise for more (once redelivered to a consumer on a foundation) than competing 20 year old conventional stick built homes.
